DIFFERENCES BETWEEN SECTIONAL & MODULAR HOMES
We are often asked what the difference is between a sectional and a modular home. We have
Identified some of the differences below.
- U.D Sectional homes are built under the H.U.D. code. (Federal)
- Modular homes are built to individual State codes of where the home will be delivered
- U.D sectional homes are titled and sales tax must be added to the selling price
- Modular homes are classified as real estate and do not have titles. The manufacturer pays the sales tax.
Sectional: (Steel Frame)
- $90 – $110 per sq. ft. smaller homes are the higher price, larger homes are the lesser price, more options raise prices.

Modular: (Like Stick Built)
- Approx.$110-$135 per sq. ft. smaller homes are the higher price, larger homes are the lesser price, more options raise prices.
- No tax or title
- Home arrives On rented carrier. Home must be placed on crawl space foundation or basement
